Vegas render question

just recently i changed my CPU/Mobo to an i5, quad core... I have been working on a vegas audio mix and im running lots of VST plugins.. But while im mixing im monitoring the CPU usage and its only using about 25% of CPU..

What im wondering though is, when i render the mix it doesnt use 100% of the available CPUs its maxing out on the render at about 50% mark.. I can see all 4 cores are being used but nowhere near capacity.. So im wondering why doesnt it go as fast as it can ? If its got 50% more CPU headroom across the 4 cores, why not use it ?

I would guess that if you also had video, you'd see a higher rate. Also, remember you're limited by other things as well. If it's processing the audio as fast as it can be read and written, it may not need more than 50%.
